The Pipe Factory
Barras, Glasgow

The adaptive restoration and retrofit of a B-listed warehouse in Glasgow’s East End.

The Vision

Loader Monteith are the conservation architects, working with O’Donnell Brown and a signatory of Heritage Declares, to create a highly sustainable and energy-efficient building accessible to all, while conserving its significant listed heritage elements, and retaining its historic street presence

Set in in the heart of Glasgow’s Barras Market, The Pipe Factory will become a hub for enterprise with a focus on education, creativity, and pathways to employment.

Carefully preserved architectural features meet modern upgrades to create inspiring spaces for skills development, enterprise, and community connection. With a new welcoming entrance on Moncur Street, The Pipe Factory is poised to serve as a dynamic, inclusive hub that honours Glasgow’s industrial past while paving new pathways to the future.
